Commissioning is most useful when it begins with a shared understanding of what a building needs to do. Before a test programme is written, the project team should agree the design intent, operating modes and evidence needed at handover.
A design review can identify missing test points, unclear controls sequences and equipment access constraints. Raising these questions early gives the design and construction teams time to resolve them before they become obstacles on site.
Pre-functional checks then confirm that installation, equipment, power, controls and instrumentation are ready. A documented readiness check makes functional testing more effective and reduces avoidable repeat visits.
At handover, the useful output is a traceable record: what was tested, under which conditions, what was found and what still needs attention. Seasonal and warranty-period follow-up keep that record connected to real operation.
Apply it to your project.
Every building has its own requirements. Tell us about your systems and project stage so we can discuss a suitable commissioning scope.
General information only. Verify current requirements with MBIE Building Performance (opens a new tab) and the project’s design team. Green Star and NABERSNZ requirements are set by their respective programmes.
